01I own a property that is underperforming. What can you actually do?
We fund the work, obtain the consents, manage the site and hand the property back improved — and you keep the title throughout. Work is divided into defined stages, each certified by an independent surveyor before it is paid for.
02I have equity but no spare cash. Is that a problem?
That is the ordinary position, not an obstacle. There are nine routes to funding work on a property you already own, from a further advance on your existing mortgage to an arrangement where you contribute nothing at all and share the increase in value.
03How do I know a stage is really finished before I pay for it?
Each stage is certified by an independent surveyor before it is paid for, and only then does the next stage begin. Nothing is paid in advance of completed work.
04What are the four ways of structuring a project?
A milestone contract, where you pay stage by stage and keep the entire benefit of the scheme. An uplift share, where you pay nothing and we share the increase in value. An option or promote agreement for land, where we pursue planning at our cost. Or lease and improve, where we take a lease, refurbish at our cost and pay you a guaranteed rent.
05What happens after I enquire?

06Do you work with councils and housing associations?
Yes. We work with councils, housing associations and institutional partners from tender identification through bid, award, delivery and renewal, with the record-keeping that public procurement requires.
07Why can I not see your investment information?
In the United Kingdom we may only discuss investment with people who meet defined statutory criteria. That material is available on request rather than published on this website.
08How is personal data handled?
OIKIA applies UK GDPR-aligned principles, controlled access and defined retention. Sensitive identity, bank and payment information is represented by secure provider references rather than stored in plain CRM fields.
