Testing what a building could become, and pursuing the consents that allow it.

Conversion

Changing what a building is — most often where its current configuration is the thing holding its value down.

Refurbishment

Bringing a tired or unlettable building back to a condition a lender and a tenant will both accept.

Managing the cycle

Running the site and the programme through to completion, reported monthly until exit.

How the work is paid for

Certified first.
Paid second.

Work is divided into defined stages. Each is certified by an independent surveyor before it is paid for, and only then does the next begin. Nothing is paid in advance of completed work.

Four ways to structure it

Milestone contract

You pay stage by stage against independent certificates, and keep the entire benefit of the scheme.

Uplift share

You pay nothing. We fund and deliver at our own cost and risk, and share the increase in value.

03

Option or promote agreement

For land. We pursue planning at our cost. If it is refused you keep your land and owe us nothing.

04

Lease and improve

We take a lease, refurbish at our cost, manage it, and pay you a guaranteed rent.

Where we usually start

Situations we are
asked about most.

  • The property is empty and has been for some time.
  • It is tired, and letting or selling it in its present state undersells it.
  • The configuration is wrong — too large for one household, or badly divided.
  • It is worth more as something other than what it currently is.
  • It needs refurbishment before a lender will treat it as security.
  • There is planning potential that has never been tested.
  • There is real equity in the building and no spare cash to work with.
